Why Get A Permit?

Many homeowners are surprised when we tell them that a deck permit is required for their project. We commonly hear clients say “but the other guy told me I don’t need one”. Most of the time this is due to the fact that many contractors do not understand the permit process, or worse they are not fully familiar with the Building Code. The simple fact is that most decks do require a permit. However, there are certain instances such as being below a certain square footage or below a certain height that some municipalities will not require a permit. However not all municipalities have the same rules. Therefore, it is always best to check with your local municipal office to see if a deck permit is required for your project.

A permit is usually required if your deck is:

Over 2 feet high.
Over 100 sq ft.
Attached to your house.
Added to an existing deck.
Replacing an existing deck.
Requires new foundations.
Requires new railings.
Required for the exit door of your home.
On a multi-unit dwelling.
For commercial purposes.

How long to get a permit?

From starting the engineered drawings, to receiving your deck permit, it usually takes about one month. However, some municipalities do offer a fast track system to speed up this process.
Why do I need one?

In most instances the criteria for needing a deck permit is laid out by your local municipality. Therefore, depending on the rules set out by them, this will indicate if a permit is required or not.
What if I need a minor variance?

We can assist you with this process and the necessary documentation. However the process for obtaining a permit can be substantially longer if a variance is required. Variance approval is required prior to submission for a standard permit application.
What if I back on to land controlled by the Conservation Authority?

In this case, drawings will need to be submitted to the Conservation Authority first. They will review the land in question. If it is determined that it is acceptable to build, a letter of approval will be supplied. After a letter is obtained, the permit process can begin.
How much is a permit?

The rates for a permit vary from region to region. Permits can be as low as $100 and go up from there. However, some municipalities charge by the square footage whereas, others may have a simple flat fee. Additionally, we have fees to cover the necessary drawings and stamps required for your deck permit submission.
